Does Airbnb AirCover replace insurance in the UK?

All

No, Airbnb's AirCover does not replace your own insurance. Airbnb says AirCover for Hosts "is not a substitute for personal insurance", and its Host damage protection "isn't an insurance policy". UK owners should still arrange cover suitable for short-term letting, as GOV.UK's guidance says, and treat AirCover as an extra layer for Airbnb stays only.

What is AirCover for Hosts?

AirCover for Hosts is Airbnb's free protection package for hosts. Airbnb's Help Centre says it includes:

  • guest identity verification
  • reservation screening
  • Host damage protection, up to USD 3 million
  • Host liability insurance, up to USD 1 million
  • a 24-hour safety line

Airbnb says it is "always included, always free", and that you are covered automatically whenever you host a stay booked on Airbnb. Limits are shown in US dollars, not pounds.

Is AirCover actually insurance?

Only one part of it is. Airbnb splits AirCover into two very different things:

  • Host liability insurance is an insurance policy. Airbnb says it covers you if you are found legally responsible for a guest (or others) getting hurt, or for their belongings being damaged or stolen, during a stay. In the UK it is arranged by an Airbnb company that is an appointed representative of an FCA-authorised firm.
  • Host damage protection is not insurance. Airbnb's own page says "Host Damage Protection is not insurance or a financial service". It is a reimbursement programme, run under Airbnb's terms, with Airbnb Support reviewing requests.

That difference matters. An insurance policy has a policy wording and, if something goes wrong, routes for complaint. A reimbursement programme depends on Airbnb's terms and Airbnb's decision.

What does AirCover not cover?

Airbnb lists exclusions. Host damage protection does not cover:

  • normal wear and tear
  • loss of currency
  • acts of nature, such as earthquakes and hurricanes
  • injury or damage to guests or others (that may fall under Host liability insurance instead)
  • normal checkout cleaning, such as laundry, dishes or rubbish

Host liability insurance does not cover damage or injury done on purpose, or damage a guest causes to your own place (that falls under damage protection). Airbnb adds that "other exclusions apply".

There are also limits on when it applies at all:

  • Airbnb stays only. Bookings through other sites, or direct bookings, fall outside it.
  • Tight deadlines. You must file a damage request within 14 days of the guest's checkout. The guest gets 24 hours to respond before you can ask Airbnb to step in.
  • Guest first. Damage protection pays when the guest does not pay for the damage themselves.

What does AirCover not do for your property?

AirCover is built around guests and stays. It is not a buildings or contents policy for the home itself. Things like a burst pipe between bookings, a fire when nobody is staying, or storm damage are the kind of risk an owner's own policy is meant for. Airbnb's damage protection specifically excludes acts of nature.

It also does nothing for employers' liability. GOV.UK says that if you employ someone, such as a cleaner, you must have employers' liability insurance unless an exemption applies.

So what insurance do UK Airbnb owners need?

GOV.UK's guidance "Letting out a self-catering holiday home in England" (last updated 2 October 2026) says owners should have:

  • dedicated holiday let insurance
  • public liability cover
  • building and contents cover suitable for short-term letting

Airbnb's own advice points the same way. Its Help Centre says "you should talk to your insurer to see how - or if - your policy overlaps with AirCover for Hosts".

We go through each type of cover, and what to check before you buy, in our guide to holiday let insurance for UK owners.

What should you check before your first guest?

  • Tell your insurer, in writing, that you are letting to paying guests, and get its answer in writing.
  • Ask whether your policy covers short lets booked through Airbnb and any other sites you use.
  • Ask how your policy works alongside AirCover, as Airbnb suggests.
  • If you own a leasehold flat, check what the building policy and your lease say about short lets.
  • Keep photos of each room and your belongings, so you can document any damage quickly if you need to file within Airbnb's 14 days.

Do UK hosts have to sign up for AirCover?

No. Airbnb says AirCover for Hosts is always included and always free, and you're covered automatically when you host a stay booked on Airbnb. Airbnb also says hosts in the UK can't opt out of the free Host liability insurance.

Does AirCover cover bookings from other sites?

Do I still need holiday let insurance if I only use Airbnb?

GOV.UK's England guidance says holiday let owners should have dedicated holiday let insurance, public liability cover and buildings and contents cover suitable for short-term letting. Airbnb itself says AirCover is not a substitute for personal insurance and suggests talking to your insurer about how your policy overlaps with it.
