Why Bristol works for short lets

Bristol gets visitors for very different reasons. There's the harbourside, Clifton and the Suspension Bridge, a busy events and music calendar, and people coming to the city for work [1]. Two big universities, the University of Bristol and UWE Bristol, bring visiting families, open days, graduations and academic visitors through the year [2][3]. Bristol Airport is just outside the city, which helps with short stays either side of flights [4].

Different areas pull different guests. A flat near Temple Meads suits business and rail travellers. A house in Clifton or Redland suits families and longer weekends. We price and pitch your listing for the people actually likely to book it.

The rules in Bristol right now

  • National register (not live yet). England's mandatory short-term let register is expected to start in March 2027, according to GOV.UK. The fees and details aren't out yet [5]. We'll handle registration when it opens.
  • Council tax premium. Bristol City Council has charged a 100% premium on second homes since 1 April 2025, so a furnished home nobody lives in pays double, unless an exception applies [6].
  • Business rates instead. If the property was available for at least 140 nights and let for at least 70, it can be assessed for business rates rather than council tax [7]. We keep the records that prove it.
  • Planning. Bristol has no citywide short-let licence or night cap. But in a 2023 Freedom of Information reply, the council's planning department said it treats Airbnb-type use as sui generis and that planning permission is required, whatever the number of nights [8]. That's a blunter line than most councils take. Before listing a whole property full-time, get planning advice. We'll talk you through it on the call; we're not planning lawyers.
  • Clean Air Zone. Central Bristol has a charging Clean Air Zone that covers some older private cars [9]. We tell guests before they arrive so they don't get stung.

Bristol FAQs

Do I need planning permission for an Airbnb in Bristol?

Possibly. The council's planning team has said it treats Airbnb use as sui generis and requires permission [8]. Get advice for your property before you commit, especially if you're letting a whole home all year.

Will I pay double council tax?

On a furnished second home that stays on council tax, yes, since April 2025 [6]. A well-booked let can usually move to business rates instead [7].

Is there a tourist tax in Bristol?

Not at the time of writing.

Can you manage a room in my own home?

Yes, if it's set up properly for guests. The council tax premium won't apply where it's your main home, but check your mortgage and any lease.
